The three programs in one minute

SBA 504 finances owner-occupied real estate and heavy equipment: a bank lends roughly 50%, an SBA-guaranteed debenture covers about 40%, and you put in 10%. The SBA portion carries a fixed rate for up to 25 years. It cannot fund working capital.

SBA 7(a) is the general-purpose program: working capital, acquisitions, equipment, real estate, and refinances, up to $5 million, with fixed or variable rates negotiated within SBA maximums.

SBA Express is the speed lane: up to $500,000 with decisions in about 36 hours, priced higher and guaranteed at 50% instead of 75-85%.
